PropertyGuru's Unbranded Microdrama Captures Gen Z With 3.3 Million Organic Views



In an era where younger audiences are increasingly tuning out traditional advertising, PropertyGuru has demonstrated that authentic storytelling may be one of the most effective ways to build meaningful brand engagement.


The property technology company recently revealed that it was the creative force behind The Moving Out Show, a nine-part microdrama series released on newly created TikTok and Instagram accounts without any visible branding. The campaign deliberately avoided paid advertising, cross-posting on PropertyGuru's official social media channels, or any indication that it was produced by the company.


The strategy paid off.


Within just 48 hours of its launch, the series surpassed one million organic views across TikTok and Instagram. By the season finale, total organic views had climbed to 3.3 million, with more than 68 per cent of viewers belonging to Generation Z. Episodes also recorded an average completion rate of 33 per cent, suggesting audiences remained engaged throughout the series.


Storytelling Before Selling


Rather than promoting property listings, The Moving Out Show explored the emotional realities surrounding one of adulthood's biggest milestones—moving out of the family home.

The series examined themes including independence, identity, family relationships and the uncertainties that accompany the transition into adulthood. By focusing on relatable life experiences instead of product promotion, PropertyGuru positioned itself as a brand that understands the emotional journey leading up to a property search.


The campaign coincided with findings from a new PropertyGuru survey involving 406 Singaporeans aged between 21 and 29. The research revealed that four in five young Singaporeans aspire to move out of their childhood homes, yet only 15 per cent have successfully done so. Respondents planning to move out had typically been considering the decision for approximately 13 months before taking concrete action.


While the desire for greater independence emerged as the primary motivation, financial realities continue to present significant challenges. Many respondents indicated they would require around S$20,000 in savings before feeling financially prepared to move out. At the same time, more than half admitted experiencing feelings of guilt about leaving their families despite maintaining positive relationships at home.


Building Authentic Connections


According to PropertyGuru Singapore Marketing Director Sarah Lim, the company intentionally chose not to introduce its brand at the beginning of the campaign.


Instead, the goal was to allow audiences to connect with the story naturally before discovering the organisation behind it. By focusing on genuine experiences shared by many young Singaporeans, PropertyGuru hoped to establish an authentic relationship with potential future homebuyers long before they began browsing property listings.


To ensure the content resonated with its target audience, the company collaborated with Gen Z writers during script development and launched dedicated social media channels exclusively for the series. The cast featured familiar digital personalities including content creators Charlene Oh (SGTroller) and Ryan Ang, alongside radio presenter Shaista Dinis and Clement Yeo, a former Star Search contestant.


Audience engagement extended well beyond viewership. Comment sections became active spaces where viewers discussed their own experiences with family expectations, privacy, independence and the emotional complexities of leaving home. The final episode further blurred the line between fiction and reality by featuring real Gen Z Singaporeans sharing personal stories before revealing PropertyGuru as the campaign's creator.


A New Direction for Brand Marketing


The campaign reflects a broader shift in digital marketing, where brands increasingly seek to create content audiences genuinely want to consume rather than conventional advertisements.


Instead of positioning itself solely as a property marketplace, PropertyGuru has demonstrated how storytelling can foster emotional relevance before consumers enter the buying journey.


The success of The Moving Out Show suggests that meaningful content—when rooted in authentic experiences—can achieve significant organic reach while strengthening long-term brand affinity.


As younger audiences continue to prioritise authenticity over overt commercial messaging, campaigns like The Moving Out Show may offer a glimpse into the future of content-led marketing in Singapore.
